Gregg's Landing Commercial Parcels Permitted Uses

 
Many residents have inquired about the commercial properties located at the north and south corners of Milwaukee Ave and Gregg’s Parkway. The Village of Vernon Hills will make every effort to keep residents and Homeowners Associations informed of any potential development on this property through the Vernon Hills web site, Village Voice, Channel 4 and other media. Prior to the development of these properties, the Village will hold public meetings, workshops & forums in the Village Hall located at 290 Evergreen Drive. These meetings are open to the public and residents are encouraged to attend.

Permitted and special uses allowed on the commercial sites per the Annexation Agreement:

  • Grocery stores, meat and deli markets, super markets, bakery, donut and ice cream shops, liquor stores, pharmacies and drug stores
  • Furniture, appliance, carpet/tile, paint and home improvement stores
  • Beauty, barber, optical, pharmacies/drug, clinics, medical and dental offices
  • Auto dealerships, show rooms, service stations, car wash and mini marts
  • “Big Box” retail; i.e. Costco, Meijers, Lowe’s, etc.
  •  Television, camera, photography, and electronics, etc.
  • Banks, savings and loans, credit unions
  • Dry cleaners, laundries, dressmakers and tailors
  • Travel agencies, equipment rental, locksmith, screened outdoor sales
  • Professional and general offices
  • Restaurants, private clubs, cocktail lounges, drive-in, carry out or fast food
  • Day spas, gyms, health services and salons
  • Schools: dance, music and business
  • General retail sales: Apparel, shoes, books, bikes, hobby, antiques, gifts, candy, housewares, coins, video, gun shops, leather goods & luggage, hardware, sporting goods & office supplies, jewelry
  • Animal clinics and hospitals, pets stores
  • Day care, nursery, children’s recreation and day camps
  • Funeral Homes, public buildings
  • Movie theaters, bowling alleys, billiards and arcades, art galleries, hotels and motels and entertainment complexes
 The following requirements will apply to the build-out of the lots:
  • SETBACKS
    • Front - 40'
    • Side - 35'
    • Rear - 40'
  • HEIGHT
    • Hotel - 96' or 8 stories
    • Offices - 72' or 6 stories
    • Commercial - 50' or 3 stories
