The primary responsibility of the Community Development Department is to oversee the orderly development of land within the Village of Vernon Hills, in order to protect and promote the health, safety and general welfare of the residents. Our goal is to maintain a community that is well planned and well constructed to promote future growth for generations to come.
The department encompasses the Building Division, which is responsible for oversight of building construction and the use of land and structures. The department reviews plans; issues’ building permits and performs inspections. The department overseas projects varying from large industrial and commercial buildings, to residential decks and fences. The department enforces the building code, zoning ordinance, and sign ordinance.
Licensing, Permits and Records (LP&R) offers a wide-range of services including the processing of building, garage sale, business, and raffle permits, scheduling of inspections, receipting of parking tickets, voter registration, and free notary services.
The Engineering Division addresses storm water management, flood control and protection, landscape review and utility location. The Engineering team reviews new subdivisions and the design and review of public improvement projects such as pavement maintenance and improvements and large public improvements such as the Vernon Hills Athletic Complex. Finally the Engineering Division is responsible for our Geographic Information System (GIS), which utilizes “smart” maps to assist in managing the Village infrastructure, local planning and various mapping applications. The GIS Division produces the Village’s maps: zoning, land use, streets, bike paths and many others.
The Department works side by side with the Village Board, developers, and other agencies to monitor all aspects of development within the Village. The staff is responsible for comprehensive planning, developmental review, planning research, ordinance interpretation, census information and economic development. The department provides staff assistance to the Planning and Zoning Commission and the Zoning Bard of Appeals in carrying out their responsibilities. Both boards are appointed by the Village Board and make recommendations to long-term land use, development, special uses and zoning interpretation and zoning of property.
