HH Gregg Electronics and Home Appliances - 555 East Townline Road in the Townline Commons Shopping Center

Representatives from HH Gregg and Herschman Architects appeared before the Planning and Zoning Commission on February 9, 2011 to present the proposed amendments to the final landscaping and building elevation plans for the leasable space of the former Plunkett Furniture Store.  HH Gregg is one of the nation's leading retailers of home appliances and consumer electronics.  They are planning to open 13-15 stores in the Chicagoland area in late summer or early fall of this year. 
 
The plans call for the removal of all store windows on the north elevations and the relocation of the store entrance.  The window openings will be patched using the EIFs materials to match the existing building.  The EIFS color and finishes for the new elevation will match the existing center.  They will reuse the existing wall lights to maintain the consistency of design across the entire center.  The existing planting bed will be reduced in size although they will add a new planting bed on the right side of the store entrance.
 
The new store entrance will have small, curved canopy over the door.  It will have down lighting in the canopy to illuminate the entrance.  The new color scheme applied to the north elevation is based on their corporate branding and is used on all new stores.  They will also place landscape pots on either side of the entrance. 
 
The Planning and Zoning Commission recommended final approval of the building elevations and landscaping plans for the proposed HH Gregg space subject to certain conditions.
 
The Village Board, at its March 15 meeting, approved Ordinance 2011-011 granting final approvals to the amended site and landscaping plans and building elevations subject to the same conditions.

Oaks of Vernon Hills PUD – Route 45 located on the North Side of Route 45 between Corporate Woods and Woodlands Parkway

The Village Board approved Ordinance 2011-008 on February 15, 2011 to grant a one year extension of time for the retail commercial and office development known as Oaks of Vernon Hills PUD which the Village approved in March 2009.  The developer, Hamilton Partners, is continuing to review this project and hopes to move forward on the project once the economy begins to improve.

Mariano’s Fresh Market - Construction Update
March 7, 2011
 
Construction on the new Mariano’s continues although slightly behind schedule due to weather conditions.  Seven days of work were lost due to the blizzard on February 1st.  Underground utilities including sanitary, storm and water systems are completed.  Masonry and steel work is substantially completed on the exterior walls.  The roof trusses and decking has also been finished except for a portion of the rotunda on the south/east corner of the building.  Temporary enclosures are in place and the interior of the building is being heated.  Currently, underground plumbing and electric work is being installed on the interior and should be completed by the end of March.  Next will be the concrete slab (Floor) which is scheduled to be completed in April.

Steinhafels Furniture Superstore – 569 North Milwaukee Avenue

Representatives from Steinhafels and Iconica (Architect/Builder) appeared before the Planning and Zoning Commission on December 15, 2010 to present the proposed amendments to the final site, landscaping and building elevation plans for the former Home EXPO building. 

They reviewed the changes to the exterior elevations of the building indicating that they would be adding windows on the west, north and south elevations with the most extensive numbers being added to the west and north sides.  In addition to windows, new accent lighting will added on the front of the building.  Finally, a new color scheme would be applied to the same three elevations.  It was noted that two columns on either side of the front entrance would be shorten.  They also stated that the windows on the north side of the building would alternate between full size similar to the front elevation and partial size window.  The petitioner explained that the furniture layout in the showrooms required the placement of furniture under these partial windows.    
 
They further testified that the site plan was not significantly changing other than for the proposed expansion of the parking area outside the merchandise pick-up door located on the south side of the building.  The petitioner stated that they were proposing to use this area for temporary placement/storage of demountable storage units.  They explained that a demountable system enables storage units to be easily mounted and demounted from a straight truck chassis.  This change will create a storage area for trailers which will arrive fully loaded one day and will be picked up the next day for delivery.  The petitioner agreed to place a 13 foot high screen wall with landscaping on the west and south sides of the demountable parking area.
 
The Planning and Zoning Commission recommended final approval of the amended site and landscaping plans and building elevations for the proposed Steinhafel Furniture Store building subject to certain conditions.
 
The Village Board approved Ordinance 2011-006 granting final approvals to the amended site and landscaping plans and building elevations subject to the same conditions.
